Today, I want to go through something that I think when the light goes off about this, it's the number one thing that's keep-- allows people to close more deals in the note industry.

Okay? And I'm gonna go through a couple tools that we're doing marketing-wise that's also leading to some engagement and some good things.

One thing that's so great about the note business versus traditional real estate stuff like that is the fact that we can make offers, okay, starting at the due diligence side of things, and then kill our offers if the numbers don't work out.

That's a powerful thing to have, the ability that if you don't ha- you don't have all the information on the front end, you ain't gotta put down earnest money.

If your bid is accepted and you find out or, uh, you accept a counter, and you start pulling numbers, and then you start providing due diligence, something doesn't match up with what you need it to do, you can kill the deal and walk away.
