But anyway, you know, as I said before, when we deal in a lot of the distressed side, we deal with a lot of vacant homes that either have been broken in or they're vacant for a variety of reasons.

Uh, HECM loans was one thing that we see a lot of, high equity convertible mortgages.

That's where, usually where it's a elderly borrower, um, who has, you know, either died and the property had been moved out, and the property's been sitting there for a while.

We've experienced a few haunted HECM properties where the borrowers have been hanging around, okay? You know, share a couple stories.

Of course, we also target probate real estate in lots of cases too where people have passed away, and you'll see some of the things, uh, pop up from there.

You know, like, you know, walking to houses where it looks like the person just was left.

Uh, even experienced it where some folks have died from their own c- hand, um, on some of the stuff that we buy, especially across the country.

I mean, when you buy in about 20 to 30 states, you're gonna see a lot of interesting things happen.

So the first thing I wanna share is probably one of the most interesting stories.

This is a property in Corsicana, Texas, okay? And this is the actual picture of a property.

Now, this came across, it was a vacant property, and one of our students, it came across a list to us.

We got this list, and I said, "Hey, there's one kinda in your pseudo backyard there in DFW." He's like, "Oh, I wanna go buy this.

You know, I wanna go take a look at it." And so I got the lock box code from the asset manager, 'cause it was vacant, and Scott went by the property.

Of course, you can see all the windows, all the doors were locked up, stuff like that.

He's taking photos, and suddenly as he's standing on the second floor, he feels a rush of wind come through him.
