Christopher SmithermanGuestRick BaricGuestIn fact, we just finished one up yesterday, which was a little, I wouldn't say testy, but...
Okay, so here's the point being, make sure that when you work with an agent, it doesn't have to be me, it can be anybody, make sure that they pick a good title company because a good title company can make your closing go smoothly or it can be a real nightmare.
And the title company we were dealing with, and I'm not going to name names just for the sake of I don't want to get sued.
One of the biggest things in real estate, and it doesn't matter whether it be title companies, lenders, agents, insurance, whoever, is communication and follow through and follow up, right? And this title company would not really communicate with us, wouldn't let us really know what's going on.
So, I mean, but these are the kinds of things that, so, okay, so a settlement statement.
So before you close on a house, whether you are buying or selling, there is a settlement statement that your agent should receive prior to the closing.
And the reason being is you want to see that settlement statement so you can find out if there are any errors, obviously to make sure that, you know, commissions are right.
However, but there's also, you know, there are, like, let's say, for example, you get a home warranty, right? What if the title company forgets to put that home warranty on the settlement statement no matter who's paying for it? And, well, we had this happen, right? We had this happen with a deal.
They were contacting me because they were having a problem with, I believe it was the furnace.
And the furnace, even though checked out okay with the inspection, but six, seven months down the road, it was conking out.
So they wanted to call the home warranty company to have them come out and take a look at it.
And if that, you know, now where does that, where does the, you know, how did we got to backtrack? We got to go back and see, okay, was it in the contract? Yes, it was in the contract.
