What I'd like to do first is I'd like to start with some data, because I know that all of you listening at home and watching, you love the facts.

Feelings are one thing, but we always need the tangible data and the facts to be able to make informed decisions.

So look, as Werner mentioned, in 2025, we saw our best year ever in business, and also the Costa del Sol saw that same trend.

Properties often sat on the market only for a few days if they were priced correctly and in the right location.

We saw a very buoyant, fast, fluid market, which was heavily influenced by the demand.

But if we stick with 2025 for a minute, price per square meter in some areas of Benahavén hit, in some cases, between 3,800 and over 4,000 euro per square meter, which was really crazy.

Even from our point of view, looking at it going, "Wow, this is high," really, really heavily influenced by the international demand, particularly coming from the investor market.

And the predictions then for this year, for 2026, were that the same trend was due to continue, not at the same speed, so the prices were not going to accelerate at the same rate, but we were still going to be in a phase where we would experience prices increase in Benahavén between 5 and 9%.

And this is backed up by projections from national banks and from experts sitting within the industry.

We had horrific weather here on the Costa del Sol, which, you know, impacted the amount of people on the ground.

And I would absolutely say that if we were to compare this year versus last year, we've seen a really big decrease in the amount of inquiries coming in through the inbox for our properties.

Now, if you're sitting at home and you're going, "Brilliant, the prices are going to come down.
