think that a project and a builder, it makes a huge difference if you offer, you start with a great plan, right? You offer a great plan.

It can be built exactly the way, you know, as the builder intended, or to have a little flexibility means a lot to the buyer.

But I think that feeds into how you take the buyer by the hand through the process.

Talk to us a little bit about that and how communication is a real important factor.

Yes, there's a lot of communication and Louder makes it so easy because we have a step-by-step process that we can show you the whole way.

A lot of times it's happened that we've started off with a spec home here and then someone comes in mid-construction and then gets involved and finishes picking out the custom choices at the end.

So that's why we haven't had many spec homes to sit in and do open houses because they end up coming in during the process and then kind of customizing it to them at the end.

So what about organization? I feel like between the whole team that we've talked about, there has to be a lot of not just communication, but also organization, right? How do you feel that y'all are able to all stay on the same page?

Well, I will say thank you, Lord, for my partner, April Coulter, who is the most organized human being in the world.

We talk a lot and just really make sure we're all on the same page at the same time.

I think the biggest you definitely don't want to walk into a situation or I know that Jimmy doesn't want to walk into a situation and be surprised by anything.

So we always want communication between all of us, no matter if it's its far internal office that sees an issue that Tracy may have said that the buyer potential buyer wants to make a change.

And we see an issue with that and make sure we communicate that in a timely fashion to just to make sure.
