Modern Agent Marketing Girls — Social Media Marketing and Personal Branding for Real Estate Agents
Aug 4, 2026 · 42 min · 8 segments
Chelsea just started watching the new Legally Blonde show on Prime, and there's a scene where Elle's mom tells her she can't succeed in a sea of gray. That line is basically our whole marketing…
So today we're talking about something a little bit, not different, but it's gonna be more of a, like, power-packed episode of very tangible things that you're gonna leave today, and I want you to leave the episode and do at least one of them.
Like, just pick one thing that you're gonna do right when the episode is over.
Like, do it before 5:00 PM as you're listening to this today, before 5:00 PM, okay? So we are talking about what the agents becoming the go-to in their market are doing on Instagram, like what five things are they doing consistently, and we're gonna walk you through them.
And this is based on our actual members at Modern Agent Social Club, and it's also based on all the research that we do every single day from what we can see because, while I can't see from looking at someone's Instagram, like, "Oh, she's getting five leads a month," we can pretty much see it.
So we are taking those two things combined to compile together, like, what are the five things that they are doing that most people aren't? And most people, to be honest, they just aren't willing to.
So if you've ever been looking for a competitive edge, like, "I just want..." Like, you know, "There's a lot of agents in my market who are so good, and this one gets all these listings, and this one has their billboard, and this one has this," this is your competitive edge.
Like, I can guarantee that if you will follow through with this and you actually do the work, you will be one of the agents we look at and say, "They're definitely getting several leads from Instagram per month."
the first thing is knowing who you're talking to and being really dialed in with the words you're actually using in your content, and this is something most people aren't doing.
But the ones who are really dialed in are attracting people like crazy, and they're not worried about the people who might live, like, 51 miles away who will not tell their friend about them or who won't call when they're selling.
Like, they are so dialed in and confident in their messaging, and I have some examples.
Do you wanna talk about this for a second while I am gonna pull up my example?
So first of all, I want people to understand when we say ideal client, that can mean, like, first time home buyers looking in this area, or that can mean, you know, move-up buyers or whatever.
Who do you enjoy working with? Who do you like working with? Who have been some of your favorite clients? Um, Rory Vaden is a, like, personal brand strategist, and he is often quoted saying, "You are best positioned to serve the person that you once were." So think about who you were, what you did.
I think that's why a lot of agents when they start, they start with first time home buyers, 'cause they're usually at that point where, like, "Oh, I'm gonna be buying my first house," or, "I just bought my first house, so this was my experience," and whatever.
