So what makes me go global was a major factor who I felt the Middle Eastern crisis, that I said, "Okay, you should not have just two legs or all your eggs in one basket." So, and I was showing around, I said, "Okay, which type of countries are attractive as well for tax reasons?" And then I decided to go more globally into the Asian market.

For people who are listening to us and they are looking to start their own agencies, uh, whether they want to have it locally or to expand it internationally, what kind of advices can you give them? What-- where to focus on and what to avoid?

Look, first of all, I can just give advices where I made mistakes, and this is you cannot take all-- Let's say if we talk about global real estate company, you cannot do it all in one batch.

If you put the fundamentals there and the concrete is still going on and you have a director who's taking care, let's say, about the Dubai real estate market, then I would shift into another market and analyzing first the market, understanding, okay, what are the gaps? What made me successful was because Dubai, to be honest, is hundred years advanced to all the other countries and areas.

And that gives me a good success because they are still hundred years behind, and if you come with the innovation and with the standard process from the Dubai market, then you can really succeed.
