The Gold Coast has quietly become one of Australia's most talked-about property markets. Buyer's agent Matt Srama has watched it unfold from the inside since 2020. Matt breaks down the three waves…
Matt SramaGuestJeremy IannuzzelliHostand i suppose the the breakup of the type of asset and properties aren't all created equal you've got units you've got two bedders you've got large floor plates you've got townhouses and houses I've always had the, I suppose, the background and seen Surface Paradise say late 2009 to say early 2018, 19.
you could pick up properties quite cheap in some beautiful areas on the Gold Coast.
Is it still a market that is predominantly focused on Torrance title, freestanding houses, or are people more adopting now to that unit townhouse lifestyle? What are you seeing being purchased and snapped up and value as well?

The trend has been as of late on the Gold Coast, there's a lot of, you know, 70s or 80s brick and tile low set in some of those beachside suburbs, as you mentioned, kind of south of Broad Beach.

What I'm noticing a big shift is people are securing properties like that and maybe converting a three bedroom into a four bedroom, you know, a little carport out the front, you know, paint the The old brick, add a little pool in the back and you basically got a nice, beautiful entry-level family home on the Gold Coast, close to the beach, close to the shops, close to the school.

They have risen from, you could secure them in some of your blue chip beachside suburbs, anywhere from sort of 1.4 to 1.6. Now it's struggling to get knockdowns for 1.8 to 2.2 is kind of the starting level for houses that you can't even live in.

And if we're talking units now, one of the biggest movers has been your boutique block of maybe eight dwellings or under in a unit complex.

two bed one bath you know no lifts no pools good land to asset ratio um you could pick them up probably 12 to 18 months ago for around 750 to 800 they're now ticking into the million dollar mark you know and these are only two bed one bath unrenovated sort of properties so yeah they're they're they're probably the two like biggest movers we've seen and they're still popular
