Um, and then in, I wanna say April or March of 2013, I got a...

It was actually my first invitation from an overseas club, was from Kevin Foote, who was down at the Western Force in Perth with Dave Wessels.

They had left the previous year to go coach in Perth, and they came back and they tapped the shoulder of a few of us ex-UCT boys.

So myself, Dylan Sage, who's a, um, Olympian, Blitzbok Sevens player, Frans Steyn van Wijk, who's played in multiple clubs across the Premiership.

He played for Leicester Tigers, Northampton Saints, Bath, and now he's at Connacht.

So they were all gone.

They were all gone with the Springboks, so then they took us on, um, as a Currie Cup squad, and from there on, we just went and won the Currie Cup that year as well, which was just insane to think, um, that we won that title.

Um, and then I had an injury, so I had surgery, and then I wasn't really progressing much either through my own downfall, like, my own mindset or my own, like, a bl- maybe just getting itchy feet to be like, "Maybe this isn't it." But then that's when Footy came knocking, and he was like, "We wanna bring you across to Perth."

And it was my first sort of look into full-time.

So I was so keen and, yeah, just wanted to get a taste of it and, Got to play in the Perth Nines, so the ninth tournament they used to have.

So got to travel away with the NRL squad, which I was still a fan at that point, or still am a fan now.

But yeah, just playing with all NRL boys, it was a great experience.

Yeah, the fans are willing to travel, which we're going to need them to as well.

Like I said, it's going to be a tough game away, so we need all the support we can get and yeah they've been unreal all year our fans have travelled everywhere so yeah it's been special and the boys feel it definitely like you said when you run out you can see our bunch of fans behind the post cheering us on yeah it gets us going

And lastly mate Perth Bears brand new team new part of the world I guess for you as well obviously I know the Western Reds have been in the NRL before but tell us about that move that's super exciting a brand new start for you and the club

Yeah, it is really exciting.

The whole of Perth is pumping and can't believe they've made it through after, to be honest, what has been a pretty up and down final series for them.

And they've, you know, did all the right things in that last quarter against the Swans and have scraped their way into a grand final off the back of that burst and that power and that speed and that high scoring footy.

So well-deserved spot in the grand final for Fremantle.

And anyone who's played sport knows that if you play a grand final, let alone a regular game of home and away footy after a long layoff like Brennan Cox has had, you're going to pull up a lot sorer after that long layoff.

He probably does come into that selection conversation, but JL was sort of asked at the Brownlow event in Perth last night whether he'd come into consideration.

And he sort of said, oh, you know, we didn't play our best football, so we'll have to look at the team, but finished off by saying I would back in a winning team.

Obviously, Joffa Pully is retiring.

Corey Horsburgh and Morgan Smithy's head to Perth and they haven't really brought anyone in yet.

So they've re-signed young Jays Tugamalala, who was impressed in the New South Wales Cup and will no doubt progress to first grade probably next year.

They've had an interesting code-hopping.

And with house prices falling in seven of Australia's eight capital cities in the last quarter alone, which is why the most important questions we need to answer as investors this year is how far a price is going to fall How long are they going to fall for? And at the end of the video, we'll look at, well, what could we expect over the next 15 years as homeowners and investors in Australia? Now, if we look at the data, according to Cotality, it is extremely clear that house prices in Sydney and Melbourne are falling at the fastest rate and the highest levels at the moment.

In fact, house prices in Sydney have dropped over 4.7% in the last quarter, with prices in Melbourne dropping 3.8%, as well as being down by 3.2% and 3.3%, and Perth.

And on top of this, we've got the major banks and Australia's leading economists softening their predictions now for the coming 12 months, with some of the different analysts saying a 7% fall from top to bottom, with some suggesting as much as a 15 to 20% drop in Australian house prices.

I think it's so important to take a step back and look at exactly where we are now.

Now one of the most important things that I did recently was spend over 200 hours with my colleague Tim looking at the 20 largest markets in the country.

And while everything is going down at the same rate at the moment because we're all sort of putting our head in the sand and we're all feeling a little bit uncomfortable at the moment with prices dropping across the country, the Australian market is clearly split.

There's the markets like the sunny coast, Gold Coast, Perth, Brisbane and Adelaide that have gone absolutely ballistic in the last seven years or so.

All of them growing by over 100% or almost 20% per annum in the last five years alone.

In Perth on holiday, or as I was playing cricket out there, you have to wear a cap every day.

So the only reason I would ever have worn a cap before was for cricket or for sport when I physically had to.

Other times I would just take the headache or the sunburn.

It's a bit naughty, but I would rather choose to have my hair up in a high ponytail over that, style over function, all that and all that.

But in Perth, you have to every day because the UV is so high, like you feel sick within 30 minutes if you don't.

So it was really there where it really kind of started to get to me because then I didn't feel good every day.
