And you know, so we really stuck at kind of the acquisition cost of around a million dollars.

We started doing a lot of stuff in a place called Cheney Estates and the acquisition costs in there were around 900 to maybe like a million two.

So we, so we weren't jumping into like where the acquisitions costs were much more than maybe they were all under kind of one five.

And our formula was we put about 500 grand in, we're in it for like 2 million and we try to get two, seven 50, you know, that was kind of our formula.

Um, and we had our closing costs and everything else, but that was kind of our formula.

And we were, you know, we got very lucky because I bought a house in 05 that I lived in and I thought about maybe flipping that and then the crash came and luckily it was a very affordable house.

I think I bought it for 415,000 and I just- Yeah, I literally wrote it out all the way through.

And then from there, I just got very lucky that when we really got heavy in the space.
