All right.
We've been goofing off, but it's time to get into it.
All right, I'm done.
Let's do a
little bit of business.
Talk about the mortgages.
The headlines are scary, but it's not so bad.
Yeah, what headlines are you
talking about? The headlines said that the mortgage rates hit a number that was scary to many people.
Average mortgage rate did tick up just a little bit over the 7% mark for the national average.
As a wholesale broker, ours are lower.
We're about a quarter point lower.
We're still in the sixes.
It started to come down a little bit on Friday, but we're seeing it's just mortgage rates are just riding along with oil is basically what we're seeing now.
If the oil prices go up, the mortgage rates tick up a little bit that day.
If the oil goes down, then they tick down a little bit.
I don't know.
I will tell you, even though the rates are elevated, that's really when you see it is the best time to buy a house as a buyer.
People are like, really? Why is that? because low rates don't make it a buyer's market they actually make it the opposite of a buyer's market they make it a seller's market because when when rates are super low everybody wants to buy a house right everybody's out there trying to buy a house and that means the sellers get multiple offers it means the prices are are elevated and people end up paying above asking price because you know what happens when let's say four people put in a contract on a house And then the seller gets to say, oh, okay, well, everybody give me your highest and best offer.
Now we're in a bidding situation.
And so the price keeps getting pushed up and up and up.
Whereas now when rates are a little bit elevated, sellers' houses are sitting on the market for three months, four months, five months.
All right.
