Well, it's kind of last year putting ideas together, but I just got the head down a few months ago and built it.

everything i've done over the last seven years on say instagram my book i wrote an ebook then as well a follow-up um it's basically everything in one place because i keep getting the same questions over and over again so like you know what i need something here i

it's just something it's also everything in one place because instagram is a bit of a pain and then people aren't reading as much or or whatever so it's just like a digital searchable version of that of the book where you can type in let's say i want to buy a two-bed apartment what do i need to know okay and it it will tell you everything you need to know give you all the steps and there's checklists and it's a whole guide there but it might say you know you just need to be careful on the deposit you might need more of a deposit whatever so it's just everything in one place and then there's a few other A few other bells and whistles to it as well.

Like there's a report tool function where you can put in, say, a house that you're interested in or a home that you're interested in buying.

You put in the details and it gives you like a 25 page report on kind of what, you know, where the evidence points to in terms of what it might actually be worth.

A kind of bidding strategy, what's around at schools, transport, the usual kind of stuff.

Even more importantly, kind of how much it will cost to maybe renovate it up to a certain standard and you can put in what standard you want it to get to and just pulls all the data and all the stats from everywhere and kind of just puts it into a PDF down for you.

I did build a little chat assistant on it as well, but it's not like asking ChatGPT or Google or whatever.
