In Part 2, Alex Taylor, founder of Commercialize IQ, explains what it takes to turn scattered CRE data into something an owner can actually run a portfolio on. We get into who uses it (owners…
There's a lot of hype around it.
Do you utilize any AI within commercialized IQ, or what's the practical application here for AI in commercial real estate?
Basically, the ingestion point where we're funneling in all of this data from your RDS, your MRIs, your Excel models, your budgets, your email systems, your documents, your leases, all these different, again, even what's sitting in someone's head, how do you capture that? we use a model that we built called Orion.
know,
V1 to where we're at now, you know, it used to take a couple hours to get that data in for a portfolio.
So look, I think the biggest misconception as it surrounds kind of this commercial real estate and we'll kind of call it data world and data means a lot of different things to a lot of people.
But everyone has this, what we are very confident is an incorrect stance which is we need to get this pristine data lake.
Every element needs to flow in and they'll start using tools like Snowflake or other kind of data aggregation tools that are not commercial real estate native or purpose built.
And unfortunately, what that does, it becomes kind of like the dog chasing its tail because the more you try and get your data to be this pristine, still data lake, You've got dozens of speedboats speeding around in that data, changing rents and tenants and expirations and buying and selling, and that process is forever going to be disruptive because if you stop doing that, if you stop disrupting your data, Well, you're dying then.
So what we are contending and what we have proven is you need to take this dirty, unorganized, wake-ridden data that you have that's splashing over the edges at all points in time And you need to apply a purpose-built AI model like Orion, like commercialized IQ, to clean your data and continuously utilize your data.
And that is what actually is going to audit and get you as close to evergreen, clean data as possible.
as anything because the manual element will again kind of forever be this very circular logic approach.
So to give you an example of that, we had a group that we brought on call it 80 properties, not enormous, but hey, that's a pretty strong portfolio.
When we uploaded their lease and financial data, I think we encountered something in the realm of like 590 anomalies.
or contradictions between your rent roll says this, your leases say this, an amendment says that, your property manager says that, and no one's right.
There's a lot of hype around it.
