Rob WhitingGUEST
16:22
And it was created to predict a bad debt event, either eviction or I think it's over 30 days over a certain dollar amount.
Rob WhitingGUEST
16:34
And so what they did, but what it was, and they refresh it every few years, they take a bunch of LexisNexis eviction data, and then they take a bunch of rent roll data I think mainly from like Yardi or someone, they get some property managers to opt into the study.
Rob WhitingGUEST
16:51
And then they go look at their credit score when they applied, their Vantage score.
Rob WhitingGUEST
16:54
And then they go look at the outcome, the rental outcome.
Debra BowersHOST
1:45
Today's guest is a good one.
Debra BowersHOST

Lara Hamilton is the Director of IT Services at Help Desk Realty, where she... leads a team supporting more than 1,400 property management users across platforms, including Yardi, RealPage, and AMSI.
Debra BowersHOST
2:03
She has more than 15 years' experience at the intersection of technology, operations, and compliance, helping organizations adapt and scale technology while keeping the people using it at the center of the process.
Debra BowersHOST
2:17
But Laura's own path into technology wasn't traditional.

Thank you very much.
Matthew WattsHOST
59:01
Well, thank you, Harry.
Matthew WattsHOST
59:03
And thank you to Yardie and Art Capital for powering this podcast.
Matthew WattsHOST
59:08
Look forward to seeing you next week for more.
Quinn EdwardsHOST
72:54
But I was at Procore's Groundbreak last week.
Quinn EdwardsHOST
72:58
And the takeaway from Groundbreak was similar to what we had from the takeaway from Yardi's Yass conference, where what these leading con tech companies, not construction tech, con tech, are doing um is incredibly impressive whether it's from like mobile apps that procore is building to do voice dictation to their gcs and like kind of connect that with the drones and the robotics that they're employing on the job sites they just partnered with meta to create those uh that to create meta glasses for subs and gcs and partnered with nvidia uh some kind of rambling there but it was really impressive and just this whole this whole construction industry is just such a behemoth
Jake HellerHOST
73:43
it really
Quinn EdwardsHOST
73:43
is to transform so to your point they're fighting the good fight

Jake HellerHOST

People hate on CoStar.
Jake HellerHOST
117:42
It's like
Quinn EdwardsHOST
117:42
Yardie, 40 years in business.
Quinn EdwardsHOST
117:44
People hate on Yardie, people hate on CoStar, but when you're around for 40 years, you have this moat.
Trevor JonesGUEST
21:49
Preemptive alerts when it comes to the financials, no.
Trevor JonesGUEST
21:53
Personally, we use Yardi.
Trevor JonesGUEST
21:55
Yardi is, you know, we talk about our data.
Trevor JonesGUEST
21:57
That's our data.
Trevor JonesGUEST
21:58
We own it.
Trevor JonesGUEST
21:59
If we transfer it to a different PMS system, it's going with us.
Trevor JonesGUEST
22:03
It doesn't stay with Yardi.
Trevor JonesGUEST
22:04
The downside is that what I've seen other companies do is they have a CTO who's going to go create a, it's like a, what do you, it would be a carbon copy of Yardi in a different database.
David NormandGUEST
7:40
And I think that, We are in an industry that is specifically exposed to agentic AI because the amount of human connections that are going on here that agentic AI is able to come in and do.
David NormandGUEST
7:52
So it's changing so fast, right? What we even were working on three months ago is already, to me, is already like outdated with the new things that were coming out within the next three weeks, right? It used to be maybe every two years or three years, we would get a significant update on our Appfolio platform or our Yardi platform, right? Now we're going to be seeing significant updates like every four weeks, right? Like it's insane.
David NormandGUEST
8:22
As a result are the experiences of our residents and our owners and our vendors and our team members are going to be going through a lot of pressure under that change to keep up and not really, I get what I'm calling get fatigued.
David NormandGUEST
8:37
Right.
Chris LentoGUEST
29:43
But...
Chris LentoGUEST
29:45
I don't see at this point fully starting a property management company just because there's a lot of economies of scale that they get between relationships with Yardi, relationships with Apartments.com. We can get good roofing prices, for example, because they can go in and say, well, we have 10,000 roofs in Atlanta and give us your best price on these 15 and then you're now in our list and we'll use you for the rest of our deals.
Chris LentoGUEST
30:12
So...
Chris LentoGUEST
30:13
And we see that we do, you know, we come in and do maybe a $1.5 million CapEx project.
Edward CohenHOST
1:14
Coming to you live from Cretec, New York, at the Javits Center, day one of New York City Real Estate Week.
Edward CohenHOST
1:21
Yardi has been at the system of record for commercial real estate for over 40 years.
Edward CohenHOST
1:26
The question now is how does that system evolve from a system of record to a system of intelligence? Our guest today is Rob Teel, CEO of Yardi.
Edward CohenHOST
1:38
Rob, how is Cretec and New York City Real Estate Week treating you?
Rob TeelGUEST
1:41
It's fantastic.
Rob TeelGUEST
2:51
but there's an energy here that's exciting to be a part of.
Rob TeelGUEST
2:55
And I'm looking at these booths as, yeah, okay, on one hand they're competitors to some of our products, but also they're the ones out there shining a light on some new area of real estate tech and AI that we haven't thought of.
Rob TeelGUEST
3:11
And so without them, there's kind of a symbiotic relationship for a large company like Yardi with 10,000 employees and a 40 year history.
Matthew WattsHOST

Yardi says its software doesn't use competitors' confidential data.
Mark BonnerHOST
