First question, "How does one buy and sell a house at the same time? My husband, 37, and I, 38, currently own a home and plan to move.
"I'm currently on maternity leave, looking at returning in November part-time, which would be around 75K, and my husband is self-employed on around 100K.
Any insight would be so appreciative." So great question, and it is a common one for a lot of people.
So first of all, I'd say, um, the maternity leave bit, um, returning in November, does that impact any, um, any purchasing, right? That's, that's the...
Um, how it works, in an ideal world, yes, you would have what's called a simultaneous settlement, is you would buy one and sell the other on essentially the same day, and the mortgage would be moved across and business as usual.
Uh, that's not always the case because we, we can't always just, uh, time it in our control where we sell that property and then buy or find one that we wanna buy.
So we need to be able to, um, have some flexibility around that, but that is ideal scenario number one or preferred option.
Um, if that can't work, then the f- the, the next part is what we call, uh, bridging finance, where you can have an element of time, approval from the banks to say, "Look, you can go and buy this particular property, and you've got three months, six months, nine months," whatever time period you, you, uh, you need to g- to sell your existing property.
Uh, that comes at a cost, right? And the longer you leave it, the higher the cost, and I've seen that stack up into the six figures.
You can take that bridging finance, but there is a penalty or a cost in doing that.
Uh, option number three for me is friends and family, and these are in no particular order.
