What if you could step away from managing rental properties without immediately giving up the tax advantages you've spent years building? Ashley Romiti breaks down how 1031 exchanges, Delaware…
Ashley RomitiGuestKeithHostAnd I think a lot of the audience knows what a 1031 exchange is, but they probably don't at all, unless you've done one, you don't necessarily know exactly how it works and kind of what some of the benefits are, but also what, you know, some of the maybe limiting factors.
Do you mind just kind of giving everybody an overview of just the 1031 exchange? And then we can dive into the DSTs and really kind of distinguish what's different between those.

So 1031 exchange, tax deferred exchange, real estate investors, you can buy and sell real estate within the United States on a tax deferred basis, meaning a lot of investors have used it for portfolio growth, right? You buy your first single family home, you sell it, you buy two doors, or you sell those two doors, you buy four doors or fourplex.

And you can build a portfolio this way, you can move out of state, you can Go between asset classes.

What the 1031 exchange is for is for investment property or property use for business use.

I'd say the most important that investors need to know about is that when you close on a real estate asset, your proceeds go to what's known as a qualified intermediary.

If they ever take constructive receipt of those funds, you can't do the exchange.

So that is, if you're thinking about an exchange, you know that rule, that is going to be kind of the number one.

So if you close on a property day one, you have 45 days to identify new real estate.

And then you have 180 days from your closing date to actually purchase that real estate.

So it's pretty quick, especially as you get into holidays or summer, because The IRS is not forgiving if it falls on a Saturday or on Christmas or New Year's Day.

Start preparing ahead of time because that's the biggest downside is if an investor waits and then all of a sudden they either wait till they close or they wait till day 46, it gets a little stressful for the investor.
Yeah.
For sure.
And then and you can name multiple properties, but you still have to be one of the ones that you name.
