The Builder to Developer Program: https://buildertodeveloper.com/ Ninety-five percent of developments genuinely don't stack right now. Ryan and Lisa explain why that's a modelling problem, not a…
So where do you wanna kick it off?
Yeah, look, I think big thing there is the system.
Obviously, you know I'm huge on systems, and everything I do in, in business, um, property, et cetera, is always based on a method or a system b- that's proven, right? So we've practiced this stuff for years ourselves.
We've done it ourselves first, um, and then we've done it with our clients.
And then through doing that, we've been able to develop this really sound system that we've seen work time and time again.
So I guess today we wanted to address some of the things or the beliefs that people are bringing u- up to us when they come in as a client, or that we hear at the barbecues, or that we see on social media, and some of the people are very, you know, undereducated about this stuff.
But that's okay.
We wanna educate people that are really, um, truly interested in this and make sure that they don't go down the wrong path, because it's very easy to just get into property, um, into development, investing, and just do it for the sake of doing it, and that's a lot of clients that you see personally, where they come in, they just did it.
Um, they didn't have the advisor behind them.
They didn't have the right training behind them.
They didn't have the course that we've just built behind them, which is something that we're super passionate about and we're about to release, um, that is exactly this method that we have s- used ourselves, that we've helped our clients use time and time again, and we've seen the real profits at the end of it.
Um, and that's probably the biggest part is that there's a lot of belief that you cannot, as a building business, in this current market build, um, a development and make your building business profitable, say at 20%, and then have a profitable development as well, say at 20, 25%.
Apparently, those numbers are not able to be achieved, which we're seeing them be achieved time and time again.
Uh, spot on.
We've got, we've got proof, we've got evidence, we've got current scenarios with clients that are coming to fruition based on those exact numbers.
But I also wanna say that I agree with a lot of the, not the way the commentary's been done, but I agree with the fact that, you know, 90, 95% of things don't stack.
I also believe that whether you're talking about property development or property investment, majority of clients that come to us don't do it correctly, right? Because they haven't had a process, they haven't had a system, they haven't had a model, right? So i- it's not that they're wrong, it's just that th- they're writing the model that they're using right now that is wrong.
If that makes any sense.
So people come to us, they, they don't do proper feasibilities.
Yeah.
People come to us, they don't have correct funding structures.
People come to us, they don't have an arm's length model between the building business and the development SPVs.
They come to us, they're not using the right people in the right markets.
They come to us with these, with these issues, these beliefs.
Yeah.
