Because D&G Ella Dunphy, the estate agent, has just been awarded the D&G Deal of the Year.

And joining us now from D&G Kilkenny to collect the air aplomb and congratulations this morning.

like looking at these TV programmes where we see estate agents in very salubrious parts of the world conducting deals for mega properties, et cetera, et cetera.

But I guess in the case of these awards, the complexity of the deal is also fairly high on the scale of what's important.

You know, you can sell something that's 50,000 or you can sell something that's 50 million, but the 50,000 property can often have more issues than the 50 million.

In this case, it was the sale of Noctowfer Abbey in Noctowfer here in County Kilkenny, which we were absolutely delighted to be instructed upon.

come together? Because, I mean, many of us will be aware of the process of buying or selling a house.

You ring up one or two estate agents, you see what sort of, you know, record they have.

They might make you a bit of a pitch in terms of how well and how quickly they can sell your house.

So when you're pricing, you have to think carefully about positioning, the audience you're trying to reach, how you communicate the character.

And I suppose the practicalities are lack thereof of ownership of something like this.

People will see the photographs and they'll see the sale announcement, but I guess they don't see the detailed questions, the coordination between us as advisors, the kind of persistence to get things onto the market as quickly as possible, despite maybe legal delays or items that we know are straightforward while certain people in the background might feel they want to get things rectified quicker.
