You know what makes a good farm. But would you know what makes a good investment property two hundred kilometres away? Building wealth off-farm takes more than finding a house in a good suburb. A…
Scott McGeeverGuestBen LawHostLike if someone comes along and says, "Oh look, w- why would you pay someone to do that? I could do that myself." Like what are the major pitfalls people run into? And you've touched on a few of those with emotion, but just flesh out a few of the pitfalls that people fall into when they're trying to buy a quality property.

I think if anyone wants to, to do the research and do it themselves, that's fine.

But the easy part is buying property, right? The risky part is getting it right, is buying the right thing, and I think that's where we come into it.

As I said before, if, if people want the experience and the knowledge of someone who's been involved in over 2,000 transactions, they get someone that searches, vets the property, prices it, values it, performs a strategy, does the negotiating, does the bidding at auction, takes them right through to settlement.

So it's like employing any professional, you know, we know what we're doing, so you get someone that can handle everything from beginning to end.
And I always say when you hire someone to do a job is you're paying for their wisdom and judgment that's usually taken donkey's years to accumulate.
And my statement always is, is it's, if you get the right person, it's far cheaper than making those mistakes yourself.
And I know that was the really fascinating thing I found going through the journey with yourself and your staff, was the amount of times your team said to me, "No, Ben, that's not the property." And both my wife and I are like, "We've been looking for three months.
And I look back now in hindsight and gone, taking that emotion side, we could have made some, maybe not God-awful mistakes, but very expensive mistakes which we wouldn't have figured out until we sold the property later on when everyone else knew and we would've definitely overpaid.
Do you find that's the common feedback you get from people is, is that we didn't make the, the major mistakes that we could have?

It's amazing the consistency that that comes through in- From all of our clients that the most valuable thing they got from us was what not to buy.

Because of just what you said, people go through the property buying process and they do get, get sick of it because they're, they're not finding exactly what they want or they're, the prices are wrong or...

And then they do get to the point where they're just fed up and they compromise.

So an inferior property because I've, I've seen so many people get fed up and buy the beautiful home on a main road.
