The first red flag to watch out for is when your clients, h- this is, by the way, buyers or sellers, anyone, investors, whatever, if they have unrealistic expectations.
If the seller wants to sell at a specific price and they are not budging, and they think that that's where they're going to actually be able to list and sell at.
When buyers want to place offers that are 20% below that, below other going offers.
When buyers think that they can negotiate your commission, like what happened to me.
When [laughs], like it literally in, in any situation, I know can be prevented with information being put out there beforehand to stop, either to change their way of thinking, or for those clients to never have booked a call with you to begin with.
But if the number is over seven, I, they know my personality, they like me, chances are I like them, and they've seen the way that I will manage their expectations.
So in that call, they, they booked it same day, or like way later that day, so there is no time really, 'cause they work, for me to send them four more videos so they, so that way they can go from three videos to seven.
That's part of like what I do, but there, realistically, it's like not enough time.
Of course, I get it for Tucson overall, or like Pima County overall instead of very specific neighborhoods, but I think I might start going to specific neighborhoods to target them even further.
But with that number, right now for Tucson, for single family houses, th- uh, four bed, three baths, it's 97%.
So I tell the buyers, "It's kind of a buyer..." On the YouTube videos, "It's kind of a buyer's market, but it's nothing crazy.
