I love that angle so much because one of the biggest reasons why tenants leave a property and move out is because of bad property management.

If I feel like I'm not being seen and heard by my property manager and they're not taking care of me, well, guess what? The tenants are feeling that as well.

They want to know that if there's an issue or there's a problem, they can call the property manager and they're going to help get it resolved.

I think that looking at the tenant and trying to solve it from that problem and understanding where they are, I think that's an absolutely most important place to start.

Actually stealing some of my thunder that, you know, hey, property management is one of those make or breaks of this all.
And that's so important and such a key element into the real estate investment industry, having the right people in place, starting with property management.

And, you know, it's so funny is because you've been in this industry for a long time and I've been in this industry for a long time.

We've seen the clients that struggled and we've seen the clients that have done well.
Sure.

But what do you think separates a successful investor from one who maybe sees themselves as not successful in how they work with their property manager? What are they doing or not doing with their property manager that makes them successful or not?
Sure.
I mean, we all love the set it and forget it type of mentality, but also that can get us into a lot of trouble, especially if you're working with a property management company that expects you to be a little bit more hands-on as an owner.
And then coming from a background where I, like I said, you know, indulge in the real estate industry from family to profession, I like to be hands on.
I like to be involved.
But if you have an owner that is, let's just say, in a doctor and is working a ton of hours and doesn't have the time.
I would be careful when it comes to scalability.
