My sense is you're trying to create something more than that, something that attracts people year-round and frequently.
yeah absolutely we you know when i first i've been in dallas about two years now when i first came to dallas it was approaching summertime and i spent some time out and about and i noticed parks there was no one there in the summertime and yes it's hot in dallas but dallas isn't the only hot city uh in the country what what i learned is when you do these public green space parks you have to think about it year round and so you got to think of Things like shade.
So you got to think of this variety of things that piques interest, not only throughout the day, but but throughout the year.

You know, if you were a strict businessman for a profit businessman, I'd be talking to you about cash flow and will this cash flow.
In fact, just one example, there's a network based out of New York called the Highline Network.
It's a network of these public infrastructure reuse parks across the country.
Well, the Highline is that park and the network was how to take that lesson learned and how do we go apply that if you will, to spaces across the country.
And the great thing about that network is, I mean, you're talking 30 plus or minus of these parks across the country.
And so where you're going with your question is all of these parks have their own model of how to create revenue streams that help support the O&M of these tier one.
