How far can you take your property portfolio? What happens when you hit your borrowing capacity? Do you hold, sell, subdivide or pivot? Investor and business owner Matty Brand gives us the inside…
Joe TuckerHostJeff MilesHostFor the landlords out there, if you're not across and you don't want to be taken for a ride.
So I will cave at this by saying, if they're telling you to ask and replace everything under the sun, then yes, you don't necessarily want to do everything.
But yeah, that sort of stuff, I think you can really create loyal tenants and create a solid working relationship.
Matt, I also want to say before we go sort of too far down the deal path, because I'm more high level, not high level, but I want to understand the strategy and the picture behind it, because did you sort of go in, like, what was the lead up to get you to this stage? You had the conversation with the broker and then you sort of, were you saying, okay, great, let's buy free properties in two years or what are those sort of things? You had lots of equity.
The only rule tactic we had was purchase essentially as many as we can in as short a timeframe as we can before we get tripped out on some level of borrowing capacity.
So it was just a case of like, I want to be able to, if something goes wrong, I can do something with the property.
I can value add by subdividing it out and then generating more money that way before I have to like offload or whatever.
And stay tuned because we'll talk more about that subdivision because I think that's absolutely vital what you said there because that's something where people get caught out a little bit.
And yes, there may be some units that we're starting to talk about and those strata sort of options, which can be great.
As much as they can be very valid in today's market, make sure you're still considering how we're adding value.
And before we go to probably deal number two or deal number three, I don't know how many deals are there.
