Dawn FouhyGUEST
15:48
So it's actually like one buyer's agent for every 35 real estate agents.

Now, I have been called out in the comments previously by saying, why listen to a broker when there's economists that call this out? Well, every economist has a different view on this.
Michael KillinerHOST
9:00
I'm only providing mine based on what I see with the fixed rates and also what you can see with inflation, GDP and unemployment and actually looking under the hood on those aspects.
Michael KillinerHOST

Now, we have seen a whole range of transformations in Australia's lending market over the past few years, but one at the forefront of most brokers' minds has been the change we have seen in specialist borrowing, not least of the potential and opportunity here for brokers and, of course, their clients.

So rather than asking it after they've already collected all the information from the customer, they'd actually already asked it right up front because they sort of saw some of the signs.
Aaron TaylorGUEST
13:00
Whether that is asking about how their credit's been, how their repayments have been, actually just how they've felt, you know, the last 12 months in terms of, affording food to put on the table that can be a pretty good indicator of okay have they had any blips that they might not tell you about directly but you're just talking about their life you know you're just asking a question about actually how you know how's life been you know how you're finding inflation and changing rates and they're changing markets that can be a really good indicator of credit quality and credit credit history on the income side you know you talk to them about you know how they're especially for self-employed people how their business has been running the last couple of years you know most brokers are self-employed so they can connect on that level with the customer And talk to them and be like, how was it for you? You know, how has the last few years been with changing rates, changing costs, inflation, and then now new technologies and new costs? They can really start to unpack early, you know, how that customer's profile is going to look and start to have an idea of whether it's going to be able to get done at a bank with tax returns or whether they're going to need to get some more recent information, potentially looking at old doc solutions.
