So let's crack on.

Tip one is about being observant.

Once a month, take a five-minute walk around your property.

So we set off on a wee tour around Dan's home, and given that, by his own admission,

I've always got my screwdriver fixing bits and bobs,

I'm not really expecting to find too much wrong.

But the message is, open your eyes.

Sometimes you have to get on your hands and knees and look under things.

There will be problems that are harder to spot.

Which could be a leak from your shower which is inside the wall.

This is where it's good to engage your other senses as well.

You can smell mould.

Or use your sense of touch.

Chips getting soft or your timbers just pushing away or paints cracking.

And if the fitting on the outside of your shower is leaking and it was done at the same time as the internal ones, it's worth getting a plumber to check them out too.

They can do a pressure check to test the ones on the inside before you have to do any intrusive works like removing jib.

Of course, our property inspection takes us outside as well.

Check around your window frames for any cracks.

Also cast an eye over your ventilation outlets and outside structures, like decks or fences.

And note any obvious wear and tear.
