Mar 20, 2026 · 44 min · 11 segments
In this episode, Jason Freedman sits down with returning guest **Mark Angelone of Movement Mortgage** for a sharp, no-fluff conversation on what buyers, sellers, and investors need to know heading…
Actually, one thing, speaking of loan types, what's movement – what can and can't you guys do, or more so what can you do with like new construction? I mean, cause I know a lot of times you're, you know, I have a buyer that wants to go buy, you know, new construction, toll brothers or new, new construction, whoever.
And they like they're to use the lender in-house at the, at the new construction, like whatever lender is tied to that builder, they have all these sort of deals in place where if you go through me, you get this, what we'll pay for your closing costs, all these things.
And it's like, I've always found it tough to get a buyer, you know, over to you or over to whoever for a loan when the builder has a lender that's doing new construction loans and their rates are low, their closing costs are paid for.
I think- Certain times, like if I see a loan estimate and it's just we can't even come close, I'll just you got to tell them this is the best deal you're going to get.
Other times I've noticed that they'll kind of put the incentive is a little bit smoke and mirrors because let's say they're offering a ten thousand dollar incentive.
but they're using it to buy your rate down to only a quarter percent below what rates are, then I always tell the buyer to get an estimate with no points.
What rate are they really offering you? And I just did this with a buyer in Delaware end of last year.
But ask them instead of... them using the incentive to buy points to lower the rate.
And the rate was seven and a half percent at that point, but he was saving 10 grand.
