Tracy KeareyHostThere was a situation a couple of years ago where I had a client looking at an off-market property, which was a dual key.
The agent was lazy, they were a developer, and it just happened to be that the, the seller had just gone back to the developer they bought it off and asked them to sell it.
So not only did we get that off market at a discounted price, just asking a few more questions, the agent said, "Oh, I think they'll take a bit less, you know.
Um, so now three years later, that property's gone up in value by nearly $400,000.

And so a question that probably is more prevalent with what's going on in the market today, so being in Southeast Queensland, it's been a very hot market.

As I said, you know, you know, being a broker, some clients miss out on properties all the time.

So buyer's agent, do you feel that with the market changes now with new legislation coming in, in a hot market, everybody's in demand?

So in a market that may be coming off a bit, you, you're gonna need to maybe differentiate, or what would be a reason someone would use you in a market that is cooling down?
I think there's the same reasons in a hot market that you would use a buyer's agent.
So it's nutting out, particularly for the investment properties, it's nutting out those perfect suburbs that have the opportunity for growth, recognizing those ones that have the good demographics, that have the, the good owner-occupier appeal.
There's a lot of different data points that we can look at to pinpoint those suburbs that should have the good capital growth on them.
