well before we get into the recruitment side and you being a founder of a co-founder of recruitment business how has the recent changes in the uk in terms of tenants rights affected your clients yeah big big time
big time and you know and it's so funny because it was not funny um it's It's all anyone could talk about for such a long time on the lead up to it.
Rightly so, because I don't think there's been a shake up like this in years and years and years.
I think people were kind of obviously dreading it happen for lots of different reasons, but it was a certain... thing that was going to happen so everybody could plan and prepare for it yeah it's coming they had no choice so and and then and they knew when it's happening absolutely it's happening so we just deal with it and but i think like any big change it's been the the knock-on effect and and to see how it's happening it's still really really recent it was only may um that it came into force um so People are still finding their feet, but what we're finding from a recruitment and workforce planning perspective is the management side of a company that has really needed to increase uh increase headcount and bring people in and upscale um because they've had a lot of landlords who have thought nope i'm not self-managing anymore i will use an agent pass it if it's too much for me which is a real shame but well for them not necessarily for the industry um so property managers have been like gold dust recently and then on the other side of things you've had um a lot of landlords thinking i'm not doing this anymore it's not worth it i'm gonna sell Which is a real shame, because actually we need private landlords more than ever, if you ask me.
And then as I mentioned right at the beginning, we work with independently owned agencies.
So they have the renters rights to deal with, coupled with all the employment stuff.

I asked that because, you know, as, as we record this hot, just over halfway through 2026, you know, this, they say that these, these two, right.

These two bills in their own right have been the biggest shakeup for like a century.
