The Renters' Rights Act has caused many letting agents to rethink their let-only fee structures.

These are often based on a 12-month contract and the agent would charge a percentage, typically 6-8% of the annual rent, and some would also charge an annual renewal fee if the tenant remained.

But first, it's been hot in some parts of the UK, very hot, with the Met Office declaring that the climate we had in the 20th century has now gone and temperature records already being broken this year.

We turn our attention to overheating homes.

What compliance responsibilities does the landlord have in this area and how can they support or advise tenants? Are our efforts to insulate properties to meet EPC targets actually causing overheating? Ben, how have your properties been faring in the heat this year?

Well, I find this a curious subject, Richard, because last time I checked, whether you're a homeowner or a renter, it's been bloody hot for everybody.

And I don't think the weather discriminates between those two groups.
