589: 5 Steps to Wholesaling Houses Virtually

So I've got this to a very simple formula.

So we noticed that the top areas that we are working in, they all had a minimum population of 250,000 people.

So you're looking at major metro areas, 250,000 people.

You can go down to 200,000 if it's like a really good area and it meets the other criteria, I'll share that in a second, but you really wanna stick with the minimum of 250,000.

So how do you find that out? You just simply open a Google search, you type in your county, Florida population, and then you scroll down and Google says, hey, guess what? There's 1.5 million people here.

I would think this county here passes the test.

So I just went to Google, typed in the county, the state population, and we're rocking and rolling.

Then we wanna look at an area that has a median home price minimum of 200,000.

So then I'm gonna take that same county and I'm gonna look up the median home price.

So I'm gonna type in Hillsborough County, Florida, median home price.

And then I'm gonna click this Zillow link.

I just like going to Zillow.

And right here, what I really want for a first time wholesaler, someone who's just getting started, I want this number right here to be less than the nationwide median home price.

The nationwide median home price is 360,000.

So ideally you want this number right here to be less than that, because that's gonna give you affordable housing.

Next, you want to know the laws of your state.

Not all states have the same opportunity.

There are some states where wholesaling, you need a real estate license.

And there's some states where you don't.

It's really important to know which ones they

are, right? So you can either talk to your mentor or coach.

You can talk to a local title company.

You can talk to a real estate attorney to find out what they are.
