“You can lower the asking price, attract more buyers, more offers, and still walk away with more money.” https://youtu.be/sGC9Mggcrew Your listing expired, and now you’re being told to lower the…
Home sellers, I try to start off every episode by explaining why we're talking about what we're talking about.
So why this? Why today are we talking about expiring listings or expired listings? Well, the reality is, is as a rookie realtor, one of the very first places people teach you h- how to farm new listings is to go to the target-rich environments out there, and, and the two biggest target-rich environments for rookie realtors looking for new listings would be the for sale by owner market, uh, and the expired listing market.
The minute, I mean the moment, that listing shows up as expired in the MLS, you start to get an avalanche of communication from people wanting to be your next listing agent.
You've heard nary a peep for months, and then the moment it goes expired, everybody on the planet decides they wanna call you about your listing.
Well, keep in mind, just like when you're a new for sale by owner, most of those people calling about your listing are trying to get you to sign a listing agreement.
They want to list your property, and the reason they all do it, and they all do it kind of the same way off the same script, is because that's what they've been teaching for 100 years to new traditional realtors.
You ever heard the phrase ambulance chaser? Okay, that's, that's a lawyer who's looking for clients.
So if they're chasing you, just a- automatically you know this is probably not someone you necessarily...
L- like, if they were ridiculously successful, would they be out cold calling expired listings? Probably not.
I'm just gonna boil down 20 minutes of a conversation with every realtor who's trying to get ahold of you.
