How would you think the differences are between residential home sales between a buyer and a seller resale wise versus new construction?

New construction, I feel like you have the opportunity to customize a little bit more, especially depending on where you come in in the building process.

Now, once you come into a home like this, for example, that's already finished, you might be looking at changing out flooring, you know, swapping out carpeting to match existing flooring, maybe paint.

Whereas in a residential home, you're kind of stuck with what the... previous owner you know what their preferences were what their colors were what their style was so i feel like you have a little bit more freedom when you're looking at new construction so whenever we have buyer consultations we talk we try to find out like what their most important priorities are do they want to go in and make complete changes to an already existing home or do they want to build one from the ground up or go in like the middle part of the process

right that's that's a valid point for sure I would also like to say working with the seller who is the builder versus working with the seller of a house that they're maybe emotionally attached to.

I mean, rarely is a builder going to be emotionally attached to a house, you know, for them, it's about, you know, for the most part, building a product that they're proud of and a product that, you know, the consumer wants to purchase.

And, you know, a lot of times it just comes down to the numbers and coming in and a buyer making an offer and when You know, a seller puts that house on the market on the resale side.

But for the most part, a builder is not going to have that emotional connection.

So usually when it comes to negotiating, it's just kind of straight to the point.
