Most landlords focus on buying the right property. The ones who actually build wealth know it's what happens after the purchase that makes or breaks your returns. In Part 2 of our NOI series, Austinโฆ
So we talked about income and expenses last week, and we kind of broke this down into a couple of different blocks.
And so we spent most of our time last week talking about the revenue block.
We talked about Uh, rent, raising rents kind of had a little bit of a debate on there.
I think we all kind of came to a consensus toward the end of it.
We talked about raising rents.
Uh, we talked about maximizing, uh, your occupancy and minimizing your vacancy.
Um, what is a, what is an over occupied property? Did you know a property can be over occupied?
no yeah
well sometimes sometimes if a property exceeds the market occupancy it may be a sign that the rents are too low that's that's over occupancy right there I gotcha
yeah okay that's what I was thinking
thanks now sometimes it doesn't I think with with strong marketing and good followup and having a property management system that is organized, you should be able to, to beat the market.
So right now, multifamily, we'll start with multifamily occupancy right now.
Multifamily is at, uh, 88% across the board, you know? And so if you're, you know, if you're buying in Galveston and maybe a little higher, if you're buying, you know, in Sunnyside and maybe a little bit low, lower, um, I'm letting these guys in.
So thank you for joining us.
So going back to what we're talking about with revenues is knowing what your market is.
occupancy is can tell you quite a bit knowing what your market rental income is you know for a one bedroom versus a two bedroom a b class versus a c class you certainly want to know what that is and so we we talked about increasing revenue we talked about different things like laundry and you know adding storage units can be a great great way to to increase revenue so What are some other ways that we talked about, Albert, of improving our the income column of our profit and loss statement?
I think we talked about also like pet fees, pet rent.
Yeah.
That came up as well.
Yeah.
Yeah.
You could also have units with washer dryers already installed, and you can charge a premium for rent on those, as opposed to maybe a unit without washer and dryer.
