Sanjay’s Takeaway: More control, more choice, and less paperwork. Customizable funds let real estate investors choose the deals they want, see where their money goes, and manage different account…
Ginny BollingHostTraditional funds have been around for decades and they've always worked the exact same way where you put your money into some fund and then there's some strategy or some theory around the fund and the managers are then effectively going out and investing it.
But you as an investor don't have a lot of control and you don't really have that much transparency or an understanding of what those assets are.
You just kind of know the strategy that you're investing into and some level of trust with the manager that you're giving the money into.
On the other side, you've got syndications where you as an investor get to pick every single opportunity and decide, am I going to invest or not invest? So we really asked ourselves, why does it have to be this way? Why can't investors get the best of both worlds, which is there's a lot of operational efficiencies on a fund side with 1K1, for example.
one portfolio, one portal, where today, you know, you end up having, if you have got 10 investments, you could end up in five different portals.
So what we built was the customizable fund, which was really taking advantage for creating the best of both worlds, the best of funds and the best of SPV syndications, all in a single package.
You know, hundreds of millions of dollars have been raised through, you know, through the platform.
But the real advantage for your investors is that, you know, as you find new deals, you're not you know, you don't have you as a sponsor and have the ability to really take your time and find good deals.
because you're building the infrastructure of the fund, then you're looking for good opportunities.
When you find a good opportunity, you give it to your investors and you put it up there and then you can start raising for that and your investors get flexibility in that they get to decide, is this opportunity for me? Are these terms for me? Is this the performance targets? Is this the timeframe I want to be in? If yes, then great, they get allocated into that deal when they send you the money and then they get the profits losses associated with the deal.
So every investor inside the fund can end up building their own custom portfolio over time that meets their requirements.
And a traditional fund, again, you would just say, hey, this is my terms for the whole fund and you're done here.
you get to say okay this is a debt deal or this is an equity offering you get to make you give a lot more choice to your investors and your choice and your investors have transparency they know exactly how each investment's going and they have a lot more control
