think it's been challenging for quite a few years to make margins because I do think a lot of investors or flippers do – Sometimes overpay
So most of our stuff comes off market or like agent relationships that we've established that they get to list the house if they bring us a house.
Do you attribute that to kind of just the inflationary stuff? state of the world right now.
When rates went down, I mean, but now I feel like we've been in this this hole for the last couple of years where the affordability challenge is really, really hard.
And obviously, I mean, you guys are looking for stuff on the lower end, but like, you know, a first time home buyer, a trade up buyer, like what they're paying and the interest rate, like that new mortgage payment is crazy compared to, you know, just four years ago.
And everyone's still kind of chasing that pie in the sky idea of like, The 3%, you know, loan, which isn't.
But it's like, man, like the tangibility of the actual dollars is crazy right now.
