So while we're recording this podcast, and this will be the last week of September, as you end your presidency, and I want to lead in with this question, as you look back on your year as NAM president, and I know this is not your first time, but your second time as NAM president, but over the past year, what are you most proud of?
I think I'm most proud of the fact that I brought the Mortgage Brokers Voice to Washington, D.C. we actually got a seat at the table this year.
And that meant a lot to me is when I said, and that we got NAM out there as the go-to for anything in our industry.
And that to me is the most that I'm proud of is starting that tour, bringing us out there and actually being called, NAM being the people, when we have some question, the 21st Century Housing Act, NAM had a seat at the table.
When we're having a question like tomorrow, you know, we've got Jeff Wilson going up and going to sit and testify and talk about VA and foreclosures.
It just, to me, having a seat at the table and knowing name's voice and getting us out there, that's probably the most... happy.

And I know MPA had recently put what they called a year in review and they called it a year of wins.

Besides that, what was the biggest win for mortgage brokers and for NAM members this year?
Well, I mean, it started with, with, uh, Jim, our previous president, was the Traitor Leads Bill.
