So, Lynn, since you've been here for a long time, I'm curious to know, how is the real estate market different today than it was even 10 years ago And which I know there were some trying times in between there.

And what did you do to survive? So what's the difference? Yeah,

So it changes all the time.

Don't feel like we're going to be like this forever.

Right now, I believe we're just struggling with the interest rates, of course.

They just came up.

We're about 7.3% as of today.

And of course, they were in the twos.

Okay, so let's talk about that.

Because I know a few years ago, it was down in the twos and everybody was thinking, oh, it's going to be here forever.

I'm going to wait till it gets lower.

Oh my gosh, yeah.

Anyone who bought at that time wants to stay in their home and keep that interest rate.

And that is amazing that...

You know, it's gone up so much.

The problem is the price of the houses went up.

When the interest rates were so low, the price of the houses just skyrocketed.

And now the prices are high and the interest rate's a little high.

So there are ways around it, though.

I mean, what you can do is ask the sellers.

It's totally a buyer's market.

And you ask the sellers, you just say, can you buy some points for me so I can get the interest rate down? And New Construction, they're doing amazing incentives They're doing up to $10,000 on incentives, and it's either buy your rate down or pay your closing costs.
