Nick Pelvay’s journey in real estate began early, growing up surrounded by property and quickly finding his passion for the industry. He’s worked alongside some of the highest-performing agents in the…
So obviously your journey as an associate growing, what advice do you give to someone starting now, like through that journey? Because it is difficult.
So it's something that I would give advice to anybody starting in the business, doesn't matter where or what age they're starting.
If they're smarter than the previous generation of agents, they're always going to be fine whether they're in real estate or not.
What I mean specifically is We're taught to call people and to cold call and to just, you know, it's a numbers game, which it is.
So if you could be a well-rounded person in real estate, not just real estate sales, I refer to real estate as a – if you can understand industrial – just have an understanding about it.
If you can understand commercial rents, what capitalization rates are, if you can understand finance, capital raising, if you can understand peripheral things to just selling real estate, when you're actually speaking with someone You can almost advise them if you only know how to just sell the real estate.
We've got an investment property over here and we're also looking at purchasing a property in the eastern suburbs, but we're after the rental yield.
well this is what your return is going to be and they might say well that's not worth it and you'd say you've got to say okay your capital growth might be greater there but your return won't be as great whereas over here your return will be better maybe you can land bank it definitely maybe there's future redevelopment potential you can
So what I'm understanding is you're saying like get a real understanding and thirst for learning around just everything to give yourself a well-rounded view, which I agree.
Like, I mean, the reality is you ask most real estate agents pretty basic questions and they don't really understand.
And you don't have to be experts and it's not necessarily our job to give advice.
But we are working for the client and the client sometimes, they're asking you for help and what your thoughts are.
Sometimes you need to be able to give them hope and it's not always about dropping the price.
