With 15+ years of experience as a property developer and building designer, we get the inside word on why this is one of the paths being encouraged and where it can go wrong! The media often paints…
Joe TuckerHostJeff MilesHostCan we talk about, based on your experiences, you were around almost at the GFC, not quite, you're into the back end of that.
Yeah, how long do you think we have, and it's a crystal ball question, so you don't have to...
Yeah, are we talking, you reckon, six to 12 months or 18 months based on what you're seeing in your market at least?
Yeah, I mean, yeah, certainly no economists, but I like to pretend by watching lots of YouTube.
But yeah, I mean, I'm expecting at least a couple of interest rate rises towards the end of the year, some shaky, you know, Christmas spending.
And then, you know, I mean, already some of the banks are saying like end of or middle of next year, they're going to start lowering the interest rates, right? And you just can't shy away from the fact we just have tens and tens of thousands.
I don't know, is that 100,000? That we like two little houses and too much demand, not enough supply.
Build rates are going to probably go up again, 5%, at least depending on which state you're in.
And the government's not really doing anything to cap the build rates for new construction.
They're talking all these things which incentivize more purchasing, first homeowner grants, low incomes, affordable housing, all of this extra stuff, but not actually... incentivizing.
I mean, not that I need more help, but you know what I mean? Like lowering the build rates would certainly make more fees those stack.
And if I build more houses, you know, we help crush that supply demand ratio.

do you think this is the funny thing? Because they make this massive announcement.

So they make this big announcement, but then they don't, take any action to like are they sorry i guess the question is have they taken action to reduce red tape to to remove friction in the development process like is things getting easier as a property developer to boost these things out of the ground yes there's expenses and and and trade costs are expensive the government can't do too much about that except for you know but red tape that's an easy one snip snip red tape gone is that or is that getting worse
Yeah, I mean, they did do a massive overhaul here in SA, you know, in the early 2020.
But yeah, I mean, we're not seeing like, you know, drastic reductions in development timeframes.
You know, council are pretty good at asking for extra information all the time, you know, for stuff that's pretty straightforward, you know, stuff that I would have got through 12 years ago.
