What are you seeing in Texas in terms of loan sizes and affordability?

Well, as you know, Texas is the number one FHA lending state in the country, and it has been in a while.

And we have a lot of pride in that.

We think that the first-time homebuyers are really kind of the bedrock, if you will, of the mortgage market because that's going to be the first of three, four, five homes they're going to buy over a lifetime.

Clearly, affordability is going to be an issue here because we know that the first-time homebuyers, the second-time homebuyers do bump into affordability issues more so than somebody that's going to be in their 50s or 60s that may be a little bit more established.

If it's in the scenario of cash reserves, just overall experience, the ability to understand what it takes to actually own a home from a payment of taxes and insurance and general upkeep.

Can I just add one little comment? Because I think that sometimes people get lost in the shuffle of what a reverse mortgage is.

There are about four different borrowers that go from the borrowers who are extremely wealthy, have a lot of assets, and they're looking at a reverse mortgage from a perspective of maintaining their assets and building them.

And that can go all the way down to everything's relative.

Everybody's got a health issue that's either here or coming here.

They've hurt a hip all the way down to the borrowers that really need the home equity to maintain their lifestyle.
