So I'm glad we're going to get into that a little bit later, but that's certainly been a real big component of our market.

Al? You want to go ahead, Al? Yeah, I think I'll just say kind of the exciting news here locally is that, you know, even though the past couple of years we've had some bad press of, you know, overpriced market and, you know, major price declines, Austin was just ranked number one in the nation for job growth.

So we were at 2%, which is the top metro of the top MSAs in the country for job growth.

So despite kind of the bad press, I think Austin is still moving forward with some exciting employment announcements and also diverse locations within this market, not just focused on downtown CBD or even the tech corridor.

So for our clients, builders and developers, I think it provides an opportunity for land development and locations within Austin where somebody can work and live kind of close to where their employment hubs are, whether it's Samsung and Taylor, SpaceX out in Bastrop, you know, a new life science announcement in Manor, you know, really exciting stuff happening on the periphery, which I think builds up some of these, you know, B and A locations where we haven't seen as much land pricing drop.

That's what the builders are complaining about the most.
