It's like clients will often say to us when we're recommending a property, oh, so does that mean we should buy it and how much should we pay? Whoa, whoa, whoa, whoa, whoa.
We're recommending it based on what we know thus far.
We have to do a lot of digging now to work out whether we'll still recommend it when we know everything we can possibly know about that property.
That's the difference.
That's what we're talking about here, right? Yeah.
Yeah, for sure.
But some people assume that because we're experienced buyers agents, we can make quicker decisions.
And I guess sometimes that's actually true.
So our desk-based research and our local knowledge will eliminate about 90% of properties at the desk before we even actually get in the car and go out and have a look or do a drive-by.
A drive-by eliminates another kind of three or 4%.
But it's what we do before we go and get the first impression that I think is You know, it's vitally important.
It's certainly what we teach people to do in the first home buyer course.
