So it's really hard for buyers to know when to take action, and, and I think this is what we really want.
Just settle back in, take in the information because everybody's gonna be yelling at you at the moment.
If you are a, a buyer in the market, everybody's going to be yelling their advice at you.

the first misconception we need to sort of stomp on is it is...
it does feel kinda smart, you know, why buy now if it'll be cheaper in six months? It kinda sounds like discipline, it sounds like you're making a really smart decision.
It's actually a bit of a bet, and no one can pick when the bottom of that market's gonna be and when it's gonna rebound back up again.
In fact, this is the truth of it.
Nobody times the market consistently.
I mean, Megan and I have both been in it for well over 20 years, and I've bought and sold many properties in that time.
Some I've timed impeccably, and some I've been abominable, and I'm an expert, and I'm in the market day in, day out, right? Economists try to predict this, and I tell you what, they w- they're way woeful because, um, they're not in the market day in, day out.
They're l- looking at big numbers and trying to work out y- you know, s- s- small decisions.
[laughs] Um, and you know what? I co-authored a report called the Fuller Forecasting Report for five years and, and in the best years, 15% of economists got it right.
