Ashley RomitiGuestStephanie FoxHostOkay, so a little bit, half of our audience are established commercial real estate folks, and the other half are kind of in the philanthropy world in and around Arizona.
So we have a mixed bag by design in trying to, to educate each other on what we don't do.
So if you were to put into layman's terms kind of, like, beyond the retired investor, I- I- the way I see it is you got these little buckets of options.
So if you could break down, simply put, the buckets of options, just to kind of explain a little bit, or we can go one by one, whatever.

I just work with real estate investors in helping them understand what can you do after you sell.

Like, if you don't want to be a landlord, what can you do? And then, so within the DSTs, there's, you know, there's traditional, there's 721, there's oil and gas.

Broadly speaking, DST is the strategy for moving into passive real estate, and it's very unknown in both worlds, in the investor world as well as in the brokerage community, and it's also very misunderstood.
So what would you, how would you explain it if you wanted everybody to understand it simply?

Um, so you utilize the 1031 exchange to reinvest into the DST, and then you get different benefits, right? Direct ownership.

So it's a very hands-off, different strategy, but great for those who have built a lot of equity in their real estate.
So give, give us, like, a, a case study or an example, one investor that you recently worked with and how they went about it.
