Rick ForehandGuestLyndsay StaffordHostWhat design trends and home features are you seeing homeowners request right now?

so i'm in the middle of designing three houses and i think i'm getting ready to start oh well yeah i just finished another one so uh and a lot of those have kind of a blend of the open floor plan and some compartmentalization where it's a little bit more traditional floor plan where you have uh, you know, formal entries, formal dining rooms, sitting rooms are big.

Um, and you know, these things that I, you know, I really, I guess I had like as a child, you know, growing up, I remember walking in my front door into an entry and there was a living room on one side and a family room on the other.

Those kind of things are, are coming back to where you have a part of the house is an open floor plan and the other part of the house is compartmentalized a little bit.

So that's probably like the biggest trend as far as like, like floor plan trends.

Architecture wise, I think it's really kind of, there's a lot of like a push to like a, to modernize like an English cottage, if that makes sense.

A lot of stone, especially here in middle Tennessee, trying to get away from like really traditional brick.

My wife and I have like this obsession with like a traditional modern, which our house is not, which means that we'll probably build a house in a couple of years.

So I think, you know, like a very, like a, like a English cottage modern would be like a good description as far as like, what's, I see as far as like the next like upper level, like high end, like trend setting kind of like stuff.

Um, and not like ultra modern, just like cleaner lines, not as like, not as traditional, not as chunky.

Um, and then maybe even, you know, on the other side, like a traditional, like what I, my wife and I have been talking about, like a traditional modern may start to see some of that stuff kind of come in where you take like a real, like trying to, like a true Southern like Georgian architecture and like add some really cool modern features to it.
