Why isn’t more housing being built despite the demand? In this episode, Jeremy Iannuzzelli is joined by John Karapalevski to break down the real costs and challenges behind a small property…
John KarapalevskiGuestThe government's been banging on about the housing crisis here in Australia, how it's up to now the private sector to be able to fill the shortfall of the amount of houses that are need to keep the property market in a good supply and demand or a good equilibrium.
They set a plan of building over 10,000 houses and they were going to use the future fund, the billions and billions of dollars that Costello set aside all those years ago to help fund it.
But if you're listening and watching in the media, you'll see that there's a lot of hustle and bustle.
There's a lot of words being said, but then a lot of ministers are saying, well, how many houses actually been built? Now, to their credit, they've started something, but it's nowhere near the level that's going to be required in relation in contrast to the amount of immigration that's now coming into the country and still highly elevated levels compared to, say, that of pre-COVID pandemic immigration numbers.
And I've been always very transparent on what schools should have taught you in this channel.
And I've brought across my secret weapon again today, John Karapoleski from Caraplan and now Carrion Property Group.
But we're going to really break down and go through the numbers of schools.
And I've shown you what that property is in Oak Flats, which is in the south coast of New South Wales.
Now, I'm actually going to go down into the deeper details because we've just commenced building after six months of back and forth work.
And I'm really gonna be quite transparent about the cost, but also really go down to where all forms of government are contributing to the housing crisis, because everywhere we turn, there is a cost, there is a new cost, there is red tape, there is bureaucracy that signatures.
There's so much time that needs to be spent where this process could be very quickly sharpened up and make the process more efficient.
Because if you want us to build more homes, make it cheaper, Make it efficient and the private sector will get it done.
And that's where we will start to pull out of the market and the government's not going to get to their quota.
