Series: Into the FIRE. Show Notes Summary: Into the FIRE with Stephanie Gubiotti, Advisor - Foundation for Innovation in Real Estate (FIRE) and Daniel French, CEO - Northpoint, on Dan’s journey…
So I know before we started recording on this, we were talking a little bit about the differences between single family and multifamily, what you've noticed and really just overall SFR, BTR, BDR, all the things, right?
So what's one thing that one area has really gotten right that the other hasn't? Do you see anything in the SFR space?
One of the things that attracted me to SFR, but I don't want to talk down to the folks in the SFR space.
But in reality, when we think of the professional management of it as an asset class and national scale, multifamily has decades of experience more than SFR.
So afterward, in 2010, and going forward, you had the Waypoints, the Invitation Homes, and the Progress, and Amherst, and all these different groups that proved you can do it at national scale.
But what I see is that in multifamily, the rigor from a financial reporting standpoint, at least in the third party space, is much more disciplined.
Does that make sense? How you report to owners, the asset management work you have to do, the budgeting, the CapEx program you have to show, that's much more, the expectation level is way higher.
When you're dealing with differences in multifamily assets, it can be incredibly expensive.
When you're talking SFR, it's typically just much lower stakes, if you will, if you're just doing a one-off.
