What, what is strategy?" Well, strategy is we've, we've gotta have a plan of attack.
Why are we there? Why are we doing something? Like, um, we're not just doing something for the sake of it.
And I feel with, with strategy i- in property, people come to you, for example, and say, "Look, Rachel, how much can I borrow?" And you tell me, "Right, John, you can borrow 600,000." What do I then do? Generally speaking, we're all guilty of going straight to realestate.com and looking around the country, what can we get for 600,000? And then we find something for 700.
So I think we, we've got to understand, A, what, why we're there, what are we trying to get out of this property? Is it capital growth? Is it cash flow? Is it...
Like, generally most people would say, "I wanna buy property, um, to house other people in the world," which is noble, but also to make money.
I would say most people would say, "I'm thinking about my retirement." I think the number one thing I hear-
... people say is, "I'd like to make sure that on top of my work, um, and the things that I can save over the next 20 years, that I have another, another asset to help me to retire."
Are we gonna hold this property for long term? Is it a reno and flip? Is it like...
