So what's the biggest misconception borrowers have about bank valuations? Because I'll tell you from like my client perspective is that whenever we order a valuation and I get the result, there are like, you know, as you know, there's probably five different valuations for one property.

One, the value that the individual sees, one's the bank sees, the other one's a valuer, the other one's a council and the other one's the New South Wales government for stamp duty.

So when we send the value out and we get the valuation back, the clients seem to have the stigma that it's the bank that's trying to devalue the property.

So the question here is, you know, what's the biggest misconception in your opinion that borrowers would have?
I can say this because I'm a girl because things get weird sometimes when boys comment on girls' looks, but I'm a girl so I can comment.
Like she might, if she does her hair really nice and puts her makeup on, you know, gets dressed up, you know, I'm not rating women, but like she's a six out of 10, but she's got the potential to be a nine out of 10.
So an agent will come in your home and they can see it for what it is now, but they can see the potential in the future.
