Leah JuhaszGuestJoe RoneyHostSo, you know, from when I jumped into the Emerald Coast and bought my first short-term rental almost five years ago to selling real estate to bringing you on, I've heard a million times there is no money to be made in the Emerald, or in, in 30A.
And yet, here you are helping clients find cash flowing properties in one of the most popular areas in the country, in my opinion, when going to the beach and where the prices are high.
But you were able to find deals, negotiate deals, and find, find out where the numbers make sense.

Um, I do wanna share one of the most recent testimony case studies the last, um, couple of weeks that came about.

Very turnkey property, but it was a few furniture exchanges and, um, things that he wanted to add.

[laughs] And, um, he was a little bit leery about going live towards the middle to end of June.

I said, "No, you'd be surprised at all the scenarios that actually end up happening, whether it's a last-minute cancellation from a property that sold or it's a family that actually just moved around some plans and they needed to come sooner." There's gonna be a lot of different things that popped up.

But, um, within 24 hours of launching, he got 22 grand in bookings for the next three and a half weeks.

It's, um, it's one of those w- when you're going live in the middle of the season, yes, there is this, "What's gonna happen? How low do I need to drop my prices?" There is a lot of strategy that goes into this, but, um, very rewarding watching that happen.

Um, beyond that, the whole, I guess, the point that you said where we're talking about how popular this area is, I think that's the key in investing here because many people would turn away and think there's too many people that are successful.
